With energy saving in mind and lower running costs, each new build incorporates technologies as they come on stream. The latest feature is the installation of new energy efficient light fittings. These are low energy halogen replacement units which reduce consumption from 450 Watts in the average kitchen to just 40 Watts. Other energy saving lighting systems are under observation. High intensity light emitting diode technology could provide a low energy alternative to conventional down lighting.

An array of Sharpe photovoltaic modules provides energy to an energy storage device which provides uninterruptible lighting for the dwellings. The Solar array is backed up by a 400 Watt Micro wind Turbine. Conservation of water is ensured by underground storage of surface water allowing for gardening purposes, washing of cars, and flushing of toilets. Mains water is supplied when necessary. All round internal ventilation is provided by an Air recovery system which ensures that heat is always retained while fresh air is circulated. Insulation with high SAP rating (104+) is incorporated, and heating using a boiler which runs on vegetable oil ensures further saving in running costs.
